Older flats versus new towers

The two halves of this market barely resemble each other. Ballygunge, Alipore and the older central neighbourhoods hold apartments with high ceilings and excellent proportions, alongside dated services and, frequently, damp.

Salt Lake, New Town and Rajarhat offer newer towers with modern services, standard ceiling heights and association rules — closer to a Bengaluru or Pune project in how they run. The first needs renovation thinking; the second is a fit-out.

Climate and materials

Kolkata sits with Mumbai and Chennai in the high-humidity group, and specification should reflect that: BWR as a baseline, BWP in wet zones, and hardware chosen for corrosion resistance. Edge sealing matters as much here as on the coast.

The additional factor is the building itself. Fitting new joinery against a wall that is still taking moisture guarantees failure, so damp is traced and resolved before anything is fixed to it. That is a sequencing decision, and it belongs in the programme from day one.

Budget expectations and timelines

Kolkata rates are generally more competitive than Mumbai or Bengaluru, but older buildings often need preparation work — rewiring, damp treatment, plaster repair — that a newer flat would not, and that preparation is where budgets move.
