Three kinds of home, three different problems
Delhi does not have one housing stock, it has three, and each one fails in its own way. A builder floor in Uttam Nagar, a 1990s DDA flat in Rohini and an independent plot in Punjabi Bagh need almost nothing in common from an interior designer beyond the drawings.
We are based in Palam, South West Delhi, which means site visits across the city are a drive rather than an expedition, and our own installation crews are the ones who turn up.

Most builder floors have no lift. Panels are sized to carry up a staircase, which changes how the joinery is engineered.

DDA and society flats wired in the eighties and nineties rarely have the circuits a modern kitchen needs. Rewiring is scoped up front, not discovered later.
Narrow colony access
Older colonies have lanes a delivery truck cannot turn in. Deliveries are broken into smaller loads and timed against parking restrictions.
A brutal temperature range
Delhi swings from near freezing to high forties. Solid wood moves, cheap laminate lifts. Material choice follows the climate, not the catalogue.
Civil work approvals
Anything structural on a plot or floor needs sanction. We flag what requires permission before it becomes a stopped site.

What a Delhi project involves
Local interior trends
Delhi taste has moved toward warm neutrals and quieter joinery, with fluted panelling, concealed cove lighting and full-height storage replacing the heavier ornamented look that dominated a decade ago. Brass and stone accents are used sparingly rather than across whole walls.
The strongest local trend is storage-led design. With builder floors and society flats both short on utility space, clients increasingly want entryway storage, loft access and a proper utility zone planned in from the first drawing.
Builder floors, society flats and independent houses
Builder floors are the dominant typology and usually arrive with developer-fitted kitchens and wardrobes built to a sale price. Society and DDA flats offer better proportions with dated servicing. Independent plots in the older colonies give full freedom and need municipal sanction for structural work.
The practical difference is access. Most builder floors have no service lift, so panels are engineered to be carried up a staircase, and delivery is broken into smaller loads timed against parking restrictions in narrow colony lanes.
Climate and material recommendations
Delhi swings from near freezing in January to the high forties in June, with a short but intense monsoon. That temperature range moves solid timber, so large unbroken sections are avoided and detailing allows for expansion.
BWR-grade cores are the sensible baseline with BWP under sinks and in bathrooms. Away from wet zones the humidity discipline is lighter than on the coast, so laminate, veneer and PU all perform well. Dust is the underrated factor: matte and textured finishes hide it far better than high gloss.
Budget expectations and timelines
Budgets vary widely across the city, largely with the finish level and how much civil work an older property needs. Rewiring, waterproofing and kitchen replacement are the line items that move a Delhi renovation total, which is why we survey before quoting.
A 2 BHK typically runs 45 to 60 days after design sign-off, and a 3 BHK builder floor 60 to 75 days. Older properties needing civil work add to that, and we quote the preparation separately so you can see what it costs.
Popular layouts
L-shaped and parallel kitchens dominate, with a separate utility area expected wherever the plan allows. Open living-dining is standard in newer builder floors, while older society flats often keep defined rooms that are usually worth preserving.
Puja spaces are commonly designed as detailed niches integrated into joinery rather than freestanding units, and a study or work zone now appears in the majority of briefs.

Delhi FAQs
Regularly — they are the most common project we see. The usual question is not what to add but what the developer already installed that will not last, and we would rather tell you that before you pay for it twice.
Sometimes only in part. Developer fit-outs are built to a sale price, so the shutters often look fine while the cores and hinges do not. We inspect first and are happy to tell you the kitchen is worth keeping if it is.
Usually in your favour. The structure and room proportions in older DDA and society flats tend to be more generous than modern equivalents. What dates is the servicing — wiring, plumbing and waterproofing — which is where the budget goes.
Cosmetic and modular work inside your own unit generally does not. Structural changes, facade alterations and anything affecting a shared wall do, and in a society you will also need written consent. We tell you which category your project falls into at the survey stage.
