Chennai design has a stronger traditional thread than any other southern metro. Teak and teak-toned finishes, athangudi and terrazzo flooring, brass detailing and jaali screens appear regularly in otherwise contemporary homes.
The prevailing direction is a contemporary shell with deliberate traditional moments — a carved door, a courtyard-facing screen, a stone floor — rather than a wholesale period style. It photographs less dramatically than a full minimal scheme and lives considerably better.
Apartments versus independent houses
Apartment work concentrates along OMR, in Velachery, Porur and the northern suburbs, where gated stock is newer and association rules apply. Anna Nagar, Adyar and T Nagar hold a mix of older apartments and independent houses.
Independent houses are a much larger share of the market here than in Mumbai or Bengaluru. They bring terrace access, staircases, courtyards and civil scope, and they need waterproofing thought through as part of the interior rather than left to somebody else.
Climate and materials
This is where Chennai differs most from inland cities. Specify BWR as a baseline throughout and BWP in every wet zone. Use stainless or treated hardware as standard — salt-laden air corrodes ordinary fittings within a few years.
Seal every panel edge properly. Unsealed edges are the entry point for moisture and the most common failure we are asked to repair. Avoid unstable solid wood in large unbroken sections; it moves with the humidity swing and opens joints.
Budget expectations and timelines
Published market rates for Chennai commonly run from around ₹1,000 to ₹2,400 per square foot. The honest caveat is that the climate-appropriate specification sits at the upper half of that band, because BWP cores and corrosion-resistant hardware genuinely cost more than the alternatives.
Allow 45 to 60 days for a 2 BHK after sign-off, and plan the programme around the north-east monsoon and cyclone season. We would rather build a realistic schedule than promise a date that weather will take away.
